We had a short time to find a place and lots of constraints such as location, property type, rooms number and amenities. Ziprent had just the right place on their listings. Scheduling a viewing was easy and we ended up liking the place. The application process was perfectly organized via their web platform and we were able to complete all the steps online. The keys were waiting for us in a lockbox. Easier than ordering a pizza for movie night.

What I do not like about their system is the representative tells you that they work with Section 8 vouchers as soon as you put in your information and of course most landlords want you to make three times the amount of rent on Section 8 the tenant is not required to make three times the amount of rent because Section 8, which is California Housing Authority programs pays the tenant’s rent so soon as you put your information in the system, your application is already denied and rejected. Then you have to call back and make several complaints about your application. Be rejected because you don’t make three times the amount of rent or your credit score is very low well being a Section 8 recipient your credit score does not matter unless they are checking for evictions so Section 8 is your credit Section 8 is your rent qualification if they have a box to check that says do you have a voucher which their application does and then when you submit your information you should not be rejected because you do not make three times the amount of rent and actually it is against the law to deny or reject a tenant with a section 8 voucher based on solely income and credit score here are some facts

🛑 What this means: A landlord cannot reject you simply because your income is from Section 8 or because your personal income doesn’t meet their typical “3x rent” rule — if the voucher covers the rent, that rule does not apply.

🔹 2. Senate Bill 267 (California) – Alternative to Credit Reports
Law: California Senate Bill 267 (Effective January 1, 2024)
Summary:
Senate Bill 267 requires that landlords allow Section 8 applicants to use alternative proof of financial responsibility instead of a credit report, including payment history, benefit statements, or bank records.

“A housing provider shall allow an applicant to offer lawful, verifiable alternative evidence of the applicant’s ability to pay rent… including but not limited to government benefit payments.”

Summary:
This HUD regulation states that a property owner may screen applicants, but they must not impose different screening standards just because the tenant has a Section 8 voucher.
24 CFR § 982.307(b)(4):
“A PHA or owner may not adopt different standards for admission of families that receive tenant-based assistance than for families that do not.”
🛑 What this means: A landlord cannot require Section 8 tenants to meet higher credit or income standards than they do for other applicants. They must treat all applicants equally.

I strongly advise against using Ziprent as a tenant or for property management services. My experience with the company has been deeply distressing and has caused significant harm.
Ziprent erroneously reported to the credit bureaus that I was 120 days delinquent on four occasions, 90 days late once, 60 days late once, and 30 days late once. I paid my rent on time every month throughout my lease. Not a single payment was missed.
As a result of this false reporting, my previously excellent credit score, consistently over 800, has dropped into the low 600s. This has led to substantial damage to my financial standing, mental well-being, and overall quality of life.
Because of this inaccurate information, I am now facing housing instability. I have been forced to place my belongings in storage and have been unable to secure new housing. Several landlords have rejected my applications, and others have demanded prohibitively large deposits based solely on the incorrect data reported by Ziprent.
This experience has been devastating and entirely avoidable. I urge others to proceed with extreme caution before engaging with this company.

My wife and I had a great experience leasing a condo managed by Ziprent.
1. They use technology perfectly to automate all the right things in the leasing and property management. So the process of leasing was pretty seamless and not very complicated. Very well set up for auto triggering of sms and emails for the next tasks and the website is pretty clean and clear.
2. I guess having central contact point through ziprent leasing email domain was good since we were getting relatively quick response.
3. Not having a single person to contact or talk to while going through the whole process was a little uneasy. Knowing we can text or call someone specific for our lease process is somehow reassuring. But it was not needed as such since everything went well. If there was some assistance needed, then I am guessing they have good process in place. Glad we didn’t go through that though.
