AVOID

I booked a lodge for one week in Devon. I received a confirmation email but then received a message from the host saying double booked.

I have now discovered that the lodge is still available and still being advertised which means that this is likely to happen again.

I called them to inform company of this and my displeasure with their practices. Very amateurish. Wish that I had read their reviews and ratings beforehand.

Will not use again or recommend.

VRBO doesn't take care of customers

Subject: Urgent Complaint Regarding Unacceptable Property Conditions and Lack of Support**

Dear LIVESTAY Management and VRBO Support,

I am writing to express, in the strongest possible terms, our deep disappointment and frustration with the experience we’ve had with your company. What was meant to be a long-anticipated and carefully planned family trip has turned into an incredibly distressing ordeal. WITH ZERO INTEREST TO HELP TRAVELERS!

Upon arrival, we were shocked by the condition of the property. The front door did not lock, the home was visibly dirty, there was water damage, broken furniture and cabinets, a filthy and unusable jacuzzi, and spider webs and spiders throughout the space. The state of the property was not only unacceptable—it was unsafe and unsanitary.

Our group was so uncomfortable that we had no choice but to split up and find accommodations at two separate hotels for the night. This was not only inconvenient but also deeply upsetting, especially given the trust we placed in your company to provide a safe and welcoming environment. WE PROVIDE VIDEO AND PHOTO PROOF OF ALL DISCRIBED ABOVE!

What has made this situation even more disheartening is the complete lack of support from LIVESTAY. We received no meaningful assistance in finding an alternative property or even temporary accommodations. The absence of accountability and responsiveness from your team has only added to our stress and disappointment.

As a management company, it is your responsibility to ensure that the properties you represent meet basic standards of cleanliness, safety, and functionality. Guests rely on you to deliver what was promised—and in this case, that trust was completely broken.

This experience has been nothing short of horrific. The lack of care, communication, and professionalism we’ve encountered is unacceptable and reflects poorly on both LIVESTAY and VRBO.

We expected a prompt and thorough response, including a resolution that reflects the seriousness of this situation. NON-WAS GIVEN.

Advertising properties without owner consent

Advertised a property which, I later found out, the host had requested to be removed from the site on more than one occasion. The host only contacted me on the day before I travelled to advise the property wasn't available, so had to hurriedly book using an alternative site. VRBO then emailed the day after my booking would have started saying I could be compensated if I rebooked using one of the expedia platforms, which was useless as I was already at my destination by that point. I'll not book with them in future.

VRBO are using dubious pricing tactics when British people get a quote in Sterling for a property in the EU. When the payment request comes in for the booking, a different price has been applied which is significantly higher. Obviously one needs to do a current conversion of the currency to find this out. When trying to deal with the hosts, they seem to know nothing a about this I intend to get the regulator to look at this sharp practice

July 2025-We will NEVER use VRBO again. Horrible customer service...again. Most recent our stay at 32 Goldfinch in Sint Maarten. I booked a holiday property, last November, through VRBO.

In arriving at the property in Southern Ireland my friends and I were horrified by the condition of the place and it contents! From rusty, greasy appliances to badly stain and ripping bedding; carpets were filthy, stained and covered in dog hair: the place needed to shut down,

Upon phoning VRBO, they said we had to stay for 24 hours so cleaners could come in and clean! The girl, obviously in a call centre in India, was so condescending, she just could not accept that the place was not fit for human habitation! No way could it be cleaned to a standard fit for people to stay in! So many things needed replacing not cleaning, from the filthy sofa with stuffing oozing out to a rusty extractor dropping rusty pieces onto the rusting hob, VRBO asked for photographic evidence, I uploaded at least 20 photos. Still no redress!! After an hour on the phone I gave up! It was now nearly 8 o’clock in the evening. We had travelled across Ireland, we were tired, hungry, shocked and extremely upset and angry!!!
We eventually found a lovely, super clean and wonderfully furnished place to stay for our 5 nights, it was an hours drive away and it cost €1100! A fair cost but we had already paid for our holiday accommodation.
I emailed VRBO every day asking for our money back, I messaged the host and asked the same. Eventually, 12 days later I had a refund of €150. I had paid €722!
It’s a total insult. My credit card company, the Halifax, tells me that I am not covered under section 75 of the credit card act 1974 because I booked via an agency. Don’t most people book holidays this way? I’m now in dispute with Halifax, the host and VRBO!!’
I shall take the host to court out of principle and will start proceedings in the Republic of Ireland:

Please don’t use this company or you will be left to deal with any issues on your own. They should be banned from trading

Sounds like a scam

Reservation confirmed and fully charged on my cc, in a foreign exchange. After few hours I received the canx from the host and the refund the day after. Since the refund wasn't processed the same day of booking, i got a 50€ fee from my bank for payment in different exchange. Tried to claim a refund but Vrbo has no contacts or email addresses for claims,the call center didn't help.

Liars and con artists - thieves

Liars and con artists. Went to hotel... Filthy and infested. We had a baby and up for a funeral. Was promised refund. Now VRBO and hotel are pretending it's the other ones issue and avoiding it. Absolute disgrace

They will not chase down gangster hosts

I chose a flat with wifi because I need it for my work. Wifi was and still is mentioned 3 times by the owner on the listing.
I am still in the flat and it has NO INTERNET whatsoever because there is no equipment attached to the internet cable. I asked the owner for a compensation and they refused saying brazenly that wifi was never offered in the listing! I called vrbo, they sent an email to the owner and said they can't do more. Why on earth would this gangster owner answer? I won't use vrbo again.

VRBO maybe trustworthy, we'll see!

Booking cancelled by the "owner" 3 weeks before the holiday. It was already fully paid for, confirmed etc. He replied to a message blaming Vrbo. He'd never seen the thousands of euros from the booking! I got a refund but am left to sort it out myself with now much higher prices. Vrbo? UNTRUSTWORTHY, go elsewhere!

Update 1: Vrbo have offered to pay the difference in price if I found a similar accomadation for the same period. Oke, I've found one. Let's see if they keep their promise!

Update 2: booked a new, slighly more expensive accomadation (well within Vrbo "self move" allowance) and requested confirmation from VRBO that they'd re-imburse the difference as promised. Two days later and still heard nothing from Vrbo.

I booked a rental on VRBOVRBO Listed an Inactive Property – I Was Left Scrambling with No Support in March for…

I booked a rental on VRBO in March for the Fourth of July weekend. Two weeks before check-in, I still hadn’t heard from the host. I reached out multiple times and finally got a text from her saying she no longer rents through VRBO and had canceled her account months ago—but her listing was still live and bookable.

Despite multiple calls to VRBO, they were slow to respond and told me not to worry. I was eventually told I could get reimbursed for rebooking costs if the host didn’t respond. Because it was a holiday weekend and options were limited, I had no choice but to book a new place immediately (at $800 more) through Airbnb.

VRBO eventually refunded me but only offered $200 in compensation—far below the cost I incurred, even though I acted in good faith and followed their team’s guidance. They’re now refusing further support, even though they left a deactivated listing active for months and others have had the same experience with this host.

Very disappointed. I trusted VRBO, and they left me hanging at the last minute with no accountability.

Booked through Vrbo for a 2 week stay…

Booked through Vrbo for a 2 week stay in Spain. Unfortunately our apartment had a proper cockroach infestation. Spent a considerable time on our annual holiday trying to sort it out. We were told by the local letting agent to buy bug spray!! The next day we found 19 cockroaches in the lobby of the apartment. They were in the lift, on the stairs and we found a live one in our room!! Vrbo were not exactly helpful , and everyone blamed everyone else whilst we were staying in the place!! I would think twice about using them again! These companies are like insurance companies, you don't really know how good they are until you REALLY need them to help. Vrbo are not great at helping!!!!!

No wifi Router, no customer service, no promised refund!

When we arrived in the property(Kolberg, Poland - Lighthouse Cosy Apartment) the wifi router was missing and wasn’t replaced during our 3 day stay. We were promised a 10% refund(what I personally think is not enough, but due to their “policies” that was all I was offered) - which I still not received until this day and it has been over a month since our stay. Customer service hotline has said several times they will take care of this issue, but nothing happened. Although I was quite persistent.
On top of that, the bed in the apartment was too small for 2 people and one of us had to sleep on the couch. I highly not recommend not going if you want good customer service, wifi and enough space in bed.

VRBO deletes reviews, customer service blocks you from emailing

Stayed at a villa in filoti in Naxos Greece for one week. We had several issues with the stay and wrote a fair 2 star review. However the owner responded very aggressively and we had to put in a complaint against her. After another week then review has been deleted by vrbo without any communication as to why and I've been blocked from contacting them via email. I supplied evidence of the host unprofessional and aggressive behaviour towards me via text during our stay and evidence of the many issues regarding our booking. Never book with Vrbo. They are shady af.

I would recommend if you’re looking for good customer service, owners who are honest and not to be ripped off. Then Book with anyone else because this company is the worst of the worst rude staff cutting you off after having you hang on the phone whilst they say they are trying to help you. They are scammers liars and ignorant and you would be safer using Airbnb or anyone besides this sham of a company. BE THIS A WARNING
Had a reply from VRBO with regard to my review above and still they haven’t refunded my monies, like I said they will say anything to get out of their poor customer service service and delay tactics. I would advise anyone who has experienced what I have then do what I did contact ABTA and ATOL if enough do then maybe they will stop them trading and let us hard working UK citizens feel at ease when we book our weekends or holidays.

Terrible customer service

Terrible customer service. They owe me a $4000 refund. I have spent hours on the phone and on chat. They have hung up on my numerous times. When I can get a person to talk to, they say they can't do anything until the host initiates the refund. The host has texted me that she has done everything VRBO has told her to do to refund my money. Avoid this company. I've done a lot of business with them in the past but I'm done now.
