RE/MAX ESTATE AGENCY DUBIOUS TRANSACTIONS
It has been a huge challenge to acquire the appropriate land in or around Ljubljana for the construction of a new state of the art hospital.
Instigated and funded by the cancer Foundation, their founder started with his request directly to the top and addressed it to the Slovenian government. There did not appear to be much enthusiasm to let founder do something like this, as they still saw him as a Janez Janša supporter and not one of "them"; it didn’t matter that this was all about a project for the Slovenian people.
The founder architects required a minimum 30,000m² of land for a 1000 bed hospital and in addition 10,000-20,000m² nearby for hospital staff accommodation. The founder asked the Slovenian government for this, either as a lease or as a freehold to buy. The team requested that the government allow the building and equipment for the hospital to be free of customs and taxes.
The Foundation also proposed to establish, with special government support, an education programme for a minimum of 6000 specialists, including doctors, surgeons, lab specialists and nurses which such a hospital would need to be operating 24/7/365.
When there was no concrete answer from the government, the founder approached the Mayor of Ljubljana Zoran Janković. Still there was no better luck.
Make no mistake, such a project is going to cost hundreds of millions of Euros not to mention the prices currently for the top CT, MRI and other scanners and equipment which would all be financed by the founder directly; must to mention, that such project will create over six thousands of new jobs.
Once there was no proper reply from the Government or the Mayor of Ljubljana’s office, the founder team started to search for land through estate and property agencies in Slovenia.
The main negotiator here was Dr Ross, who engaged with the Re-Max Premium Celje (Re/Max) estate agency who he had come across before in France and Germany.
However, here a completely unforeseen outcome happened.
Dr Ross and the founder were promised and offered land which would apparently suit their needs. However, the land was not located in Ljubljana or around Ljubljana. Although this was not the ideal area, specially not from the logistic point of view (no main roads, no bus connections, no train line nearby, no airport close by) the founder team accepted the offer.
To get the deal done and dusted, the estate agent Katja Zupanc recommended the purchase was dealt with through her mother’s dormant company. The company proposed would be Nepikum d.o.o. where the key principal is the same, Katja Zupanc. The buyers had no problem with this; they agreed that the agent should buy the property in her name via her mother's dormant company, or Nepikum d.o.o. or any other what suits her most, as she suggested. The Banker's draft, solicitor’s and notary letters were prepared.
The Banker's Draft for €1million named the agent directly; it was posted and delivered to the estate agent.
Once this had happened, Katja Zupanc the agent of Re-Max Premium Celje Slovenia stopped all correspondence and blocked all further emails and calls. As there was no reply, even when founder's solicitor tried to make contact, private detectives were engaged to check what was behind this "story" and why suddenly there was no reply whatsoever.
Make no mistake, despite all the promises, the founder team realised quite quickly that not all that glitters is gold. Re/Max is an average real estate agency; I would never ever use them to buy my private home anywhere and I would not recommend them to my worst enemy, especially not this agent Ms Katja Zupanc, licence number 0296202934, who should be avoided by all means.

Just Don't
On a list of odious things I've had to do in a half-century, paying a "RE/MAX Hall of Famer" nearly forty-two thousand dollars for his role in a simple real estate transaction ranks first. But at least it gives me the right to post a review of what I got for my money. In my opinion, the guy could not hold a job as a secretary anywhere I've worked. To give just one example: For reasons related to lending, the buyers wanted to change our agreement from paying nothing for a list of included furnishings to paying $1000. So all he had to do was take the signed Personal Property Agreement, change zero dollars to one thousand dollars, and send it over. Three times he sent versions that included additional language we had not agreed to, and that he knew (or definitely should have known) we objected to. Finally we had to do it ourselves: we took the original version, changed $0 to $1000, signed it, and everyone was good with it. Here's the scoop, folks: there is absolutely no reason to agree to pay a buyers' agent 3 percent anymore. Don't do it. You have other options! Think about how much money it is, not as a percentage (what Realtors want) but in dollars. Were the services of a RE/MAX agent worth over forty thousand dollars? If he were the best agent on the planet... no. And if you read this far, you know he's not. If you are a buyer and thinking basically that the cost of your agent isn't your problem, you'll just make the seller pay - it wasn't true in our transaction. We would have gone lower on the price if not required to pay so much for a RE/MAX agents' services.

It's actually a zero. I do not recommend you use Stephanie Cantrell; She doesn't have everything properly done before selling land. We have been waiting for over 4 months for everything to be completed before signing papers. She didn't make sure things were signed off on it before placing it up for sale. We have already put money into the land to get it ready for the house. Now people are refusing to sign off on an easement that we need to access the property. We will be taking legal action if this doesn't get resolved soon to get our money back as well as any money that she received. This is ridiculous and very unprofessional.

Zapata Tate an agent in Charlotte NC…
Zapata Tate an agent in Charlotte NC sold us a house that he had said was only on the market for 4 days and negotiated a credit for repairs for $3500. We later discovered that the house was actually on the market for 8 months and within 4 months of ownership we have had to go into debt for $ 50,000 for repairs. which put at our age 76 and 73 and on a fixed income in financial dire. This is an addendum to the above review that I mistakenly thought had no bearing on the issue...until now. We had my wife's daughter look at the housing market with Mr. Tate when he was with ERA Live Moore during this time they became involved. After 4 months of ownership the HVAC system needed to be replaced. Mr. Tate offered to help pay a portion.When I told him the total price was 9K I never heard from him. I filed a complaint with his broker. He requested that his new girlfriend to save his job contact her mother and have her write a letter saying all is well with the house. I believe he is using this letter to negate any negative review I post

Giving the high fees they charge they should be a bit more sympathetic towards understanding the needs a future customer is looking for information to establish if the property is worth viewing.

The worst experience I've ever had with…
The worst experience I've ever had with a real estate agency. REMAX contacted me directly from the number +34 692 987 667 because they were interested in selling one of my properties. The person who called me was extremely rude, arrogant, and completely unprofessional. Worst of all: they claimed I wasn't the owner of my own home and filed a complaint against me on Idealista, which led to my listing being removed. I've never been treated with such disrespect and absurdity. Absolutely unacceptable behavior. I would not recommend this agency to anyone.

Incompetent agent
The 1 is because I cannot continue to write the review without selecting a rating but this company deserves 0 stars because of one agent. Marcelle Naude who works at an office in Roodepoort, Gauteng. She is quite incompetent and does not care for her clients. As we speak, she is failing to assist us with an issue and this would not be the first time she’s doing that. She had to be escalated last year too. I wouldn’t recommend anyone to sign a lease with her. Because of her ways, she makes Remax look bad.

Don't let these people sell your house
The worst company experience of my life the higher l went, professional conduct got worse and that includes CEO Erik Carlson.
Simple disgrace to start, local franchise in Albuferia, Portugal 100% supporting a landlord in ILLEGAL EVICTION, outside contract, stating very unpleasant lies in the process - actually slanderous. That led to interesting exchanges, the lady being told clearly my problem with her.
Then came a landlord inspection, no problem - but there was, a very big one. Remax staff arrived as did a bruiser of a husband. The purpose aggressive intimidation, ACTUALLY ISSUING THREATS OF VIOLENCE AGAINST ME. THE HUSBAND COMMITTING TRESSPASS ON ENTRY. Guilty of CRIMINAL OFFENCE S - issue currently with police and l can happily say GUILTY as witnessed and l hold written and VIDEO EVIDENCE.
Issue completely ignored by franchise, Remax Portugal HQs and World HQs Denver US advised NO RESPONSIBILITY - very sorry NO !!! Certainly a morale responsibility to me and LEGAL DUTY to 9000 franchise owner to uphold "the brands" good name. All involved have been clearly advised NO BUSINESS CAN BE ALLOWED TO REST - WHEN STAFF ISSUED ME THREATS OF VIOLENCE TO AGAINST ME IN MY OWN HOME NO!!!!
With my legal representative l made 700km trip to Portugal HQs and demanded to be seen. We were and REMAX National HQs staff viewed the evidence of TRESSPASS and THREATENING CONDUCT . Two days later a response - due to time and job function, landlord inspection, staff not employed under REMAX BANNER - B......S!!! HEINZ B. BEANS ON THE LABEL, HEINZ responsible for beans inside. How are that meeting advised the staff and franchise had by subject to disciplinary action (while not employed!!!)
Still worse, a further approach to World HQs lead to Portugal HQs being told to make my contact and try and resolve. THAT INSTRUCTION IGNORED. Personal approach to CEO TOTALLY IGNORE.
Will shortly be issuing a Public Statement demanding Mr Erik Carlson resigns as an unfit person to hold office. ACCEPTING CRIMINAL ACTIONS AGAINST BUSINESS RELATED PERSONS

Lack of transparency
Our experience with Rohan Banning left us disappointed and concerned about the transparency of the process. He called to say the seller had accepted our offer, and we signed the contract the next day. Later that evening, he informed us there were other offers being considered. This was confusing and felt misleading - when you're told your offer is accepted, it's reasonable to expect you're the buyer the seller is proceeding with. Instead, we felt like our offer may have been used to prompt a higher bid. The communication lacked clarity, and we wouldn’t feel comfortable recommending Rohan based on this experience.
