5 Years Dealing with Michael Richards Maintenance Company

I've been dealing with Michael Richards Maintenance Company for 5 years now. When I bought my flat, I immediately reported a mould problem — I have a young son with breathing issues, and this was urgent.

They ignored me completely. Email after email, no one cared. Nothing was done. We ended up spending thousands of pounds to fix it ourselves — even though we already pay them a lot of money every year.

To get anything fixed, you have to chase them nonstop. And when they finally send someone, it takes months — and the job is terrible. Then they send you the bill.

But when it comes to getting paid, they don’t waste a second. They’re suddenly right in your face.

Like many other people here, we pay nearly £2,000 a year and get nothing in return. If you dare to question them, they threaten you with a tribunal.

It feels like they think they’re above the law.

We’re seriously thinking of selling and moving just to get away from this company. They keep increasing prices, but their service is rubbish, with no improvements.

If you’re buying or moving into a place managed by Michael Richards, please don’t. You’ll end up paying a lot for nothing.

Caroline Sterling is an excellent…

Caroline Sterling is an excellent managing agent. Very efficient, gets things done quickly, returns calls or e-mails quickly, good energetic and upbeat manner, but also genuinely sensitive when she needs to be. A delight to have managing one's building.

Lorraine Prince

So, i wanted to write a quick note on Micheal Richards and in particular Lorraine Prince,
i have owned a property in W14 since 2004 managed by Micheal Richards, my point of call has always been Lorraine. i have spoken to Lorraine a number of times over the years and have found her to be very polite and professional, and queries/issues i may have had been dealt with in a timely manner, she will also keeps you updated and i have no issue in recommending her further.

Appreciation of Lorraine Prince

I have known Lorraine for now very many years and have always found her to be someone I can contact knowing I will be heard sensitive and professional manner- but also with a kind of 'ordinariness' that is so very rare these days. No coming up with rehearsed sentences! Always showing she is genuinely concerned and trying to help and being sure she listens and gives the impression she has plenty of time (when often I am sure that is not the case).

Thirteen years of Lorraine Prince's prompt helpful contact

Most of the positives in my review below are attributable to Lorraine Prince's thirteen years of consistently prompt, helpful and professional contact. I have had a great deal less contact with others but when I have they have also responded promptly with good follow up when needed - Magdalini Sevastaki (accounts), Amy Chandler and recently Natasha (surname not known.)

Our home is one of ten flats in a late art deco building together with three commercial properties owned by the freeholder. the freeholder has appointed Michael Richards as managing agent.
We have lived here for thirteen years and before that had only the common bad experiences of both large uncaring and small incompetent managing agents.
It has been a great relief over the thirteen years to have left that behind and experience professional and caring service. Responses have always been prompt, including when suppliers have failed us. When that has happened both follow up with suppliers and keeping us informed has been prompt.
With the exception only of covid lockdown times provision of accounts and invoices have also been timely.

World Class Estate Management

I have come onto Trustpilot to write a review of the Michael Richards management team on Brentford Dock.

I have lived here for nearly 20 years, as well as around the country and all over the world owing to my work in Film & HETV. I can honestly say the team here on Brentford Dock are the best I have ever seen anywhere and would like to take this opportunity to thank the entire team, especially Sam, Beth, Anurag and Steve.

This may sound a little strange as to why a resident would want to do this, so perhaps if I explain will make a bit more sense; Brentford Dock is divided into a number of blocks and each block is made up various lease holders and owners, who are also "shareholders". As such, there is much politicking which goes on, and I try to stay out of it as much as possible. For years before Sam took over, it was a bit of warzone.

Over the past few years I have seen how Sam has unified and galvanised the community, bringing calmness and clarity to all the situations he is asked to help with. Last year he mediated a dispute I had with a neighbour and did a terrific job playing the role of peacemaker. I have heard many similar stories and it was a recent discussion between five of us at the pub last week which prompted this review, and who all share similar views as expressed here.

Anurag has also done a sterling job since he recently took over as head of security. I have noticed how the staff under him have rapidly improved, no doubt a consequence of his training and leadership, and I feel we are safer than ever. I had an unfortunate incident with an ex girlfriend and the security guard dealt with it both safely and calmly, coming within moment of me calling the gatehouse which is some distance away.

Beth has also joined the team a few years ago I believe and seems to be the type of individual who can do absolutely anything she sets her mind to. She has helped with many small pesky tasks that have cropped up - things like organising parking permits, helping prevent people mistreating animals (I have a cat so became aware of an issue the community had last summer) and issuing the new fobs for security gates, for instance - and found her to be extremely professional, patient and efficient in her manner. I always feel welcome going into the office to ask for help and advice, which during darker days was perhaps not always the case.

Steve has been with us many years, long before Michael Richards took over, and I do believe he too seems to be much happier in his work which I can certainly believe was very overwhelming at times before these guys showed up.

This team is a world class example of how to manage and modernize a private housing estate and after all the help they have given us it occurred to me someone really ought to say thank you. I hope this format is suitable and Michael Richards are aware of the reviews on Trustpilot, so that they might know what a great job the guys are doing and learn from their example as I presume they have various operations other than our own which might benefit from their insight.

Linton House

Michael Richards have been managing agents of this block of 40 flats in Notting Hill Gate for more than 25 years,, For the past 17 years the leaseholders have owned the Freehold. We have found them responsive to our concerns, proactive in management, reliable and competent in overseeing major projects. We have confidence that they have our best interests to the fore. Our Property Manager, Ben Summerscale is always very helpful and personally involved in problems.

While renting a flat in Numa Court

While renting a flat in Numa Court, Brentford I ordered some supplements. I have since moved out of the flat and out of London, then I received a phone call from Beth Dawson as I had another parcel delivered. I explained the situation to her and Beth stated that she would forward the parcel on to me, and did not want reimbursing for it even though I had offered to reimburse her for the cost and her effort. I find Beth Dawson's actions Customer Service of the highest standard and would highly recommend her services.

Have been dealing with MR for the last two years as the managers of the Estate I reside in. To say they are useless is frankly short of what they actually are.

They have exorbitantly increased Estate costs and implemented policies and rules against the resident's will. Furthermore, they have started adding new penalties, with a payment involved, in order for them to have more money. Where does this money go you ask, well into their own pockets.

They increase costs but provide no additional service, for example, if the lift breaks or the garage door needs maintenance it will take them upwards of a week to sort this... and this is if it happens on a weekday, weekend coverage? forget about it.

They ask to pay much more than agreed service charge and add any amount and asking to pay. They are master of generating fake invoices.

Have been dealing with MR for the last two years as the managers of the Estate I reside in. To say they are useless is frankly short of what they actually are.

They NEVER respond to emails, I have been consistently emailing several people (Magdalini, Hayley, Atousa, each one more useless than the next) in their office for the last three weeks straight with no response whatsoever. I have also tried calling, and again no call back. They're quick and communicative before they take the money, but once they do, you'll never hear of them again.

Let me also mention, you want to pay online? Be prepared to wait weeks for anyone to contact you back to create an account on the clunkiest, most inaccurate website created. Don't worry, they won't give you an account quick but they will send you emails and letters saying you're in arrears and they're going to send the police... try to talk to them though, they won't respond.

Finally, they play with promises made to residents pre-purchase and their legal requirements as if it was a game. They have decided for their own gain to rent part of the estate to a local sports company. Again against the resident's will and providing no information. Two weeks letter and after several emails to them asking for clarification, plus raising this with solicitors, the developers and the council, they have said... nothing.

In other words, stay as far away as you can from MR, as it will become quickly your worse headache and your wallet will suffer.
