We recently purchased our first property through Malixons Tooting, and it was a fantastic experience. I’d like to extend a special thanks to Kieran Popperrell and Hasan Mehmood for their outstanding support. They were always responsive, addressing every question and query promptly, which truly reassured us that we were in the right hands.

Last year, while searching for a property, we encountered several well-known estate agents who were unhelpful—ignoring emails, calls, and even texts. In contrast, Malixons provided a smooth, professional, and stress-free process from start to finish.

A huge thank you again to Hasan Mehmood! If I ever have the opportunity to buy again, I’d love to work with your team. Highly recommended!

The best agency ever thanks to a brilliant director

I cannot thank the managing director, Kieran, enough for all his help with the sale of our flat. From day one, he was professional and upfront, never giving us false hopes or inaccurate information, especially after our previous terrible experiences with Barnard Marcus and Winkworth. We truly appreciated his realistic approach to the sale price.

As a smaller agency, he gave us 100% dedication. We were in contact practically every day for four months via WhatsApp, and he supported us through an incredibly challenging process with both solicitors. Whenever we felt concerned, he was reassuring, and he got involved completely with the process.

Thanks to his excellent communication skills, we were able to work together to bring the sale to completion - without the help of the solicitors!

At the start, we received outstanding service from Irina, who worked diligently to bring potential buyers through the front door. She was smart and communicative with all prospective buyers.

While we had only a handful of viewings over three months with the previous agencies, Malixons arranged visits even before the flat was officially listed! Within a week, we had an offer. We were also fortunate to have excellent photographs taken, courtesy of the agency.

I can't praise them enough. We're sad to be saying goodbye!

Buying a flat

Both Kieran and Hasan were fantastic. They were extremely helpful, efficient and professional throughout this whole process. I cannot recommend Malixons highly enough. Absolutely outstanding!

Worked with Ophelia throughout

Worked with Ophelia throughout the whole of our renting process and she was amazing. Answered calls and texts instantly, gave quick helpful information and was incredibly friendly and professional. One of the best estate agents I've ever worked with while renting in London. No crap, they just get on with it and it was fab.

Professional, efficient, and friendly.

I recently rented a property through Malixons, and their service was excellent from start to finish.
Friendly, supportive, responsive, professional, and extremely efficient.
Particular thanks to Mo for his all-round support and patience in answering my numerous questions(😃), and to Franca for her excellent care and attention to detail post-move.

Great talk and excellent professionalism demonstrated by Agent but only until contracts are signed by the tenant. What happens to you after this point- no one cares and you get thrown from pillar to post and come to realisation of the below standard service that Malixons provide to tenants.

I would like to express my disappointment and lost of confidence in Malixons agency following our recent experience as a tenant. Or may be the agent think I deserve it because I received universal credit so this is the standard I deserve.

Tenancy agreement was confirmed 15th of July after full payment completed requested.

Somehow, the tenancy agreement was changed by Malixons to prolong previous tenants stay for another 2 days.
I was instructed that keys will be left at a nominated place after a deep clean (written request following first viewing of the property). Maintenance of main door and AC was also requested and fell under the landlords obligations to repair. Likewise, we were promised it would all be sorted before the move.  We now realise that the presence AC is just to attract tenant and when you move into the property you realise it didn't work for previous tenant and it will not work for you either. It's just there for show.

When it was time to move in, I was suddenly advised to collect the keys from the leaving tenant and that there was an arrangement between Malixons and the leaving tenant to complete a deep clean in return for favors of extended stay of previous tenant by 2 days.

Upon collection of keys and inspecting the property, the utter unprofessionalism/ negligence of Malixons/landlord surfaced.
I was put in a very difficult position where Malixons caused real grief to the leaving tenant and new tenant.

It is Malixon's agent/lanlord's responsibility to ensure a smooth transition of exchange of keys and the property and appliances and furnitures were in working order.  The agent kept pushing for contacts to be maintained with the previous tenant which lead to confrontational argument.

The tenant previous tenant left the outdoor main black bin full of rubbish, rain water and flying insects and Malixons expect the new tenant to clean the bin and carry on using.

This is unacceptable and failed duty of care and meeting obligations. Besides, we weren't able to move into the property until 1 week after, staying with other people due to urgent maintenance required. However, all concerns were shut down by the agent.  Once again it falls under the landlords obligations to offer the tenant a decent habitable property where the tenant should at least be able to meet their basic needs and activities of daily living without contemplating whether the maintenance team is going to turn up today, tomorrow or when?

Several different handymen were sent to the rented property over several days by Malixons Maintenance/Operations team who remain very inconsiderate with the inconveniency this causes specially when their work is below standard nothing has been fixed to a satisfactory standard so far. To date this situation is ongoing.

We asked who the landlord was. Agent said Malixons own the property and Malixons Maintenance/Operation manager says, landlord is someone else. So far, the landlord remains unknown.

My emails don't get replied to at all, unlike prior to signing contract.
I want to change my contact  as will be difficult to stay here for 18 months but Malixons say contract cannot be amended to a 6 monthly variable up to 18 months. Although, agent stated that was possible. How misleading from the word go.

So unprofessional and below standard!

Great experience

Our experience with Malixons was seamless from start to finish. As soon as we met Vic, we felt a great rapport with him because of his positive attitude, professionalism and vast knowledge of the industry. We'd put our house on the market with other estate agents twice before and got nowhere but Vic was able to find buyers and an acceptable offer within the first month. He dealt with all our queries in a very timely manner and was always approachable, patient, humorous and honest. When you are selling a house you have lived in for 40 years it is important to feel you have someone "on your side" to guide you through the negotiation and process... Would recommend Malixons (mainly because of Vic) in a heartbeat!

Do NOT Trust this firm

Do NOT Trust this firm. A charade to look professional & honest.

I was offered a job with Malixons from the company Owner, Mr. Mohammed Bilal. He emailed the details and I accepted. He claimed an employment contract would be put in the post to sign, which I found odd. Despite many requests for the contract to be emailed, so I could ensure all inline with his initial email breakdown, nothing was received.

I made it clear to Mohammed I needed to relocate as my commute was some 45 miles. I immediately kept my end and began seeking accommodation, at every stage informing Mohammed. Prior to paying a deposit I informed Mohammed. Prior to signing a tenancy agreement, I informed Mohammed. All was met in writing from him, with excitement & encouragement.
"Congrats, welcome to St. Reatham" etc.

Upon voicing my concerns (12 days before moving home and 15 days before starting work), that I still had not received a contract and I was finding the lack of communication unprofessional, Mohammed's tone suddenly changed and he text saying he was "withdrawing the job offer".
No phone call. No formal email. No explanation.
I emailed Mohammed and said I felt it was unreasonable I had lost the deposit paid for the new property (especially as he said he would cover relocation costs) and felt he should do the decent thing and cover this loss. No reply!

It is clear to me, Malixons & Mr. Bilal present a false image. He consistently quoted how they were part of the Guild of Property Professionals so follow all the rules. Yet, when it came to sticking to his word, he failed miserably.

If this is what they will do to a potential employee, what on earth will they do to secure a commission from you & your home?
