First off I have lived at many Greystar properties, more on the luxurious side. I have never experienced the incompetence and lack of service from any other locations that I have lived at. If you're planning on moving here please know that there is no security gates that works. The office staff doesn't update you when they will start working.l or update you on anything. This has been going on for well over a year. Car burglaries are common thing at this property, your Amazon packages come up missing, people firing off fireworks during the 4th on property.
The trash bends are always over flowing in the mail station, yes the mail station that each office staff member walks by every morning. Let's not forget about the pest issue, this place has some damn big roaches. The front office staff must be a team of millennial because no one really cares about this property nor do they answer the phone. You literally have to walk up to the office and speak too someone.
As for the up keep of the property the trash areas are always over flowing for days at a time.
My wife & I have a dogs. We're responsible dog owners, we clean up after our dogs. Here at this property there is alot of irresponsible dog owners because everyday and everywhere you go, you see dog s*** on the sidewalks and in the grass and nothing is being done about any of the above listed issues.
We made a mistake moving to this Greystar property and me & my wife can't wait to move out these slums.
To whoever responds to these online reviews in the front office. Please don't make yourself or your corporation look anymore incompetence.

NIGHTMARE managment Greystar & Casas
If I could give zero stars, I would. My experience with Greystar, particularly at The Casas Apartments in San Diego, has been filled with negligence, mismanagement, dishonesty, and discriminatory behavior. From the start, communication was poor and disrespectful. The management repeatedly ignored urgent tenant issues and misrepresented facts to cover their own mistakes. I was falsely accused of yelling at staff/maintenance, something that NEVER occurred. Instead of investigating or taking accountability, Greystar staff used this false claim to dismiss valid concerns, including their botched inspection, AND I was blamed for a scheduling error that was 100% their fault. Grant B., who replaced Aaron R. as my point of contact, failed to communicate clearly or professionally. Jennifer S., Ann C., Hillary S., and office assistant Jasmine all contributed to a pattern of dismissiveness, gaslighting and miscommunication. Then they hired on a poorly reviewed legal team to intimidate me with false notices and a false narrative - given by Casas/Greystar. Multiple emails were either ignored or responded to with incorrect or misleading information.
When I attempted to escalate issues, I was directed to corporate, but even then, nothing was done. I attempted to reach "Bob" and others through Enterprise emails tied to Greystar's corporate structure, only to be met with silence.
Leilani T. (general manager Casas), Malut E. (assistant manager Casas) and Gabby M. played HUGE roles in this failure to resolve long-standing problems with managment, coordination, billing, and communication breakdowns. Despite me fulfilling my responsibilities as a tenant-including rent payments and consistent communication/documentation - Greystar staff refused to treat me with the basic respect and professionalism tenants deserve. This conduct raises serious concerns about retaliation, discrimination, and failure to follow through with legally required housing procedures. If you're considering renting at a Greystar property-DO NOT. The company hides behind layers of mismanagement, vague email responses, and a culture of blame-shifting. My experience has been emotionally exhausting, financially threatening, and entirely preventable - if anyone at Greystar actually did their job.

Disappointing Experience Despite New Construction
I experienced ongoing noise and extreme vibration issues in my new Greystar-managed unit. Management allowed me to end the lease early, but the paperwork raised concerns about waiving broad rights, including those of uninvolved parties. I recommend reading all lease terms carefully before signing and consider other options.

Horrible Company
They are a horrible, crooked company and hire awful management. They charge for every little thing they possibly can. The rent increased almost $400. And if you want to rent month to month its almost $800 more a month!! You would think they want to keep the good tenants there, i guess not. We Rented at Bria Apartments and the office manager was horrible. They send out threatening emails all the time. Would not recommend Greystar or Bria Apartments to anyone!

This company doesn’t fix habitability problems—they hire unlicensed managers who ignore toxic smoke, mold, and health hazards. When tenants speak up, Greystar retaliates using Kimball, Tirey & St. John LLP (KTS)—a law firm notorious for sending threatening letters to silence and intimidate renters rather than resolve issues.
Greystar’s rent gouging is turbocharged by RealPage, an algorithmic tool now under federal antitrust investigation for driving up housing costs.

Warning: Scamming Business Practices, Rude Customer Service, and Poor Communication
I want to share my incredibly frustrating experience with Greystar Management, which involved unfair and illegal practices. When we had to break our lease early, they initially tried to charge us a break lease fee of double the rent, even though this was not part of our lease agreement and they were able to immediately re-rent the unit. We questioned this charge, but instead of addressing our concerns, they ignored us for weeks.
After we moved out, they falsely claimed that we had "skipped" the unit and tried to charge us a staggering $15,000 in future rent. This was clearly an attempt to take advantage of us, especially since re-renting the unit meant they had no future rent loss. All of this is illegal under California law, as landlords are required to mitigate damages by re-renting the unit and cannot charge for rent that was never lost.
While we lived there, management was incredibly unprofessional. Anytime we raised any concerns or issues, we were treated like a nuisance. Instead of providing helpful or respectful responses, they made us feel like we were bothering them or we were completely ignored.
Their customer service was unbelievably rude and unhelpful. They refused to communicate with us via email and insisted on only speaking over the phone, making the process even more stressful and unprofessional. They eventually randomly reduced the amount we owed to $1,900, but it was never clear how they arrived at that figure. To make matters worse, they kept our deposit and increased the rent for the new tenants, profiting off our situation.
If we had complied with their original demands, we would have been out $15,000, an amount that’s both unreasonable and illegal. I strongly caution anyone considering leasing with Greystar to avoid them at all costs. The combination of illegal charges, poor communication, rude customer service, and unprofessional treatment makes them a company you definitely don’t want to deal with.

I’m writing this review as a warning to any prospective tenants: the leasing and accounts department at this apartment community is shockingly unprofessional, unresponsive, and has demonstrated negligence that nearly resulted in a false collections report on my credit — all over their own internal delays and failure to respond to a basic billing dispute.
I vacated my unit in mid-September 2024 after providing proper 30-day notice in August. I received my move-out statement in October and promptly sent a detailed and professional email disputing several overcharges — including rent being charged for dates after I had already vacated, and an inflated renter’s insurance fee ($18 when I was paying $13 monthly through the rent portal). I even provided screenshots and evidence to support every claim.
Despite my detailed inquiry and multiple follow-ups, I received no resolution. On October 21st, Kyle Hale (Accounts Receivable) confirmed receipt of my dispute. On October 25th, he stated it was “under review.” I never heard back after that.
For six months, I was left without answers. Then out of nowhere, I received a call from Kristel Galang, another member of the Accounts Receivable team, who was aggressive, dismissive, and refused to acknowledge their department’s prolonged silence or answer my basic question about payment options. Instead, she pushed a so-called “settlement” that was suspiciously close to the corrected amount I had originally proposed, while claiming the original charges were “per the lease.”
Most recently, they’ve escalated this to a threat of collections — without resolving my dispute or even responding to my request to split the balance into two payments. Let me be clear: they failed to do their job for over six months and are now treating me as the problem, demanding payment.
This kind of behavior is not only unprofessional — it’s unethical and deeply disrespectful to tenants who follow the rules and communicate responsibly.
If you value your credit, your peace of mind, and your dignity — I strongly advise you to look elsewhere. I will be filing a formal complaint with the Idaho Attorney General’s office and the Better Business Bureau.

DO NOT GO AND RENT to AVANA AT THE POINTE Apartment in 888 E Clinton St in Phoenix AZ, years ago we were recommended to move to another unit because they are going to renovate the apartment, and they charged me of "transfer fee $500, is not my fault they were the one wants me to moved, REDICULOUS,$500 that is big amount, they are hunger of money, then I asked about my deposit $500 they said I did not have that deposit, I said where ever you go in this world you ALWAYS have to give DEPOSIT to rent an Apartment, but still they DENIED ( BRITTANY) that I have the deposit, ( They all know that people CAN"T rent if there is no deposit) I was 100% I gave the deposit, so I look everywhere in my file then I found the RECEIPT, I gave it to them, and they are just quiet and never APOLOGIZE, they are BULLL........T How come they didn't know and why they didn't have the file or record about my DEPOSIT. Last March 5th I have to moved to City, and they charged me of $125 for the carpet in one small room to be clean, you could just vacuum that for 10mins and done, but they charged me again for $125, again hunger for money. They loved charging people.

The Orchards Market Plaza Apts. & Greystar
This review pertains to The Orchard Market Plaza Apartments and its parent company Greystar. Since my mom died in September 2024, the management by Greystar Realty over the Orchards Market Plaza has been in decline and gotten worse. Megan Shumway, the former manager was quoted as saying “kindness is weakness,” took two weeks to respond to an email by me, refused to let me break my lease when my mom died, refused to allow me to move into a different unit after my mom died and Katie Ernest the regional manager lied about working with me along with Megan in allowing me to put together a payment plan to pay off my rent and nearly evicted me at the end of the year. Maintenance requests fell behind for four months. Occupancy dropped down to 45%. A committee by the residents was formed to force Megan Shumway out, who was only able to get her management position by way of nepotism and family connections. Katie Ernest is not honest nor is she respectful, considerate, or professional. I am speaking the truth. Most of the residents do not trust Greystar and left because of Meghan Shumway and her bad management. The new manager tried to offer a lower rent and insisted on using my mom’s name on the envelope shoved in my door. This caused a renewal of trauma for me personally, and I have decided in my best interest to move out by end of June or first of July. Do not move here or you will waste your money and be subject to bad management that doesn’t respond to resident needs and has driven off so many good people in this community. The Orchards and Greystar are untrustworthy, insensitive and are disrespectful.

Disappointed
As of today, I am behind on rent and am being charged late fees since my mom passed away on September 21, 2024. I was unemployed from the end of June until the first and second week of November when I finally got a job with a really great company. I’ve written several letters to the Apartment Manager here at Orchards Market Plaza in Plano, Texas. I’ve only received one official response and that was to ask me when I was paying and how much. I’m being charged over $1800 for an apartment originally in my mom’s name but I added my name in February 2023. I have asked several times for a payment plan to help me alleviate my deficit on my rent, but to no avail. I actually heard from one of the residents, my Apartment Manager saying that kindness is a weakness which informed me a very negative opinions that people have expressed and who have left. Many people site her as the reason for leaving. I also found out it was because of nepotism she was given this position. For the life of me, I can’t understand how a company can be so coldhearted and an apartment manager, unwilling to respond to basic maintenance request as well as detailed email messages from me explaining my situation and how much I was able to pay and requiring more time. I have heard Greystar will no longer be owning this property by the end of the year, which doesn’t exactly bring on good news. Just a change in management. I am really disappointed because the same. Apartment Manager told me she would work with me and only found a time to respond to one message and that after two weeks. My heart is broken for losing my mom and I haven’t had time to grieve because an apartment and it’s parent company insist I pay or else. I pray for a better outcome.

Beware of Greystar: Hidden Fees, Unjust Charges, and Corporate Exploitation
I strongly caution anyone considering renting from Greystar.
I signed a 13-month lease at one of their properties, Savoy at 1130 Kifer Road, Sunnyvale, CA. The actual living experience was fine—the building was well-maintained, and the leasing office staff was generally responsive. But the real issue wasn't the property itself—it’s Greystar’s corporate management, which is exploitative and unfair.
My experience with them has been riddled with unjust charges, deceptive policies, and blatant attempts to extract money through technical loopholes.
Here’s what happened when I moved out:

Issue #1: $1,599.86 in Unjust Move-Out Charges
Despite submitting a timely 30-day written notice of non-renewal, Greystar corporate still hit me with a $1,599.86 charge claiming my notice was “deficient” because I didn’t explicitly state a move-out date.
• My notice clearly stated I was not renewing my lease, which had a fixed expiration date of January 30, 2025.
• No one at Greystar ever told me this specific phrasing was required. Had they done so, I would have included it.
• The leasing team acknowledged my notice at the time—without raising any issue. Only after I moved out did they retroactively claim my notice was invalid to justify an enormous charge.
• This so-called "requirement" was buried in an 83-page lease signed over a year earlier and was never mentioned in renewal emails or correspondence.
It’s clear to me that this wasn’t an honest mistake—it was a deliberate policy loophole designed to trap tenants into paying more.

Issue #2: Unfair Security Deposit Deductions ($462.78)
After moving out, Greystar also withheld $462.78 from my security deposit for cleaning, painting, and carpet cleaning—charges that California law prohibits unless there is excessive damage.
• I left the unit clean and documented its condition with video.
• The “evidence” Greystar later provided that the charges were justified was unverified and showed only normal wear and tear.
• These were clearly routine turnover costs—Greystar’s responsibility, not the tenant’s.

Issue #3: Miscellaneous, Unjustified Fees ($100)
To top it off, I was also charged $100 in random fees that had no proper explanation. These fees felt like last-minute cash grabs, thrown in simply because they could.

The Bottom Line: Renting At A Greystar Managed Property Means Dealing with Greystar Corporate’s Shady Practices
While the leasing office staff you might meet at a property could be fine, they don’t control Greystar’s corporate policies—and that’s the real problem.
• Greystar corporate operates in bad faith, using vague lease terms, hidden fees, and arbitrary charges to squeeze every possible dollar out of tenants.
• If you sign a lease with them, you’re at the mercy of corporate policies designed to extract money, not provide fair service.
If you’re considering renting at any Greystar-managed property—do your research first. You’ll find many similar complaints from past tenants. I wish I had checked before signing.
📌 Final Advice: Be Extremely Cautious. Document Everything. Look for a Management Company That Treats Tenants Fairly.

Landera apartments in San Antonio is run by Greystar and it’s horrible! Roaches ridiculous, drug dealers on both sides, lease violations ignored by management for certain individuals, they allow someone to store their car lot cars here and claim they are guests. Trash everywhere. Greystar management even has an email to the supposed CEO but in two months of complaints with pictures and documentation they still ignore me and don’t respond. It’s all for show. They even still harbor undocumented citizens here as well. People coming and going with a trash bag full of clothes. Here one day gone the next. Besides the people moving the cars in and out every night and morning. From my ongoing experience, documentation of violations, patterns of prejudice and educated opinion do not lease from Greystar or anyone like them that lacks the integrity and accountability paying tenants deserve from a company of this stature.
