The interface is super glitchy and it was bringing up California leases for the first few times. I use it because I’m in California even though the properties in Oregon. I finally got that straightened out and then it wouldn’t send the document batch to the first tenant, the first few times I tried.

Unsatisfactory Customer Support
LeaseRunner provides a Customer Service phone number, but no one ever answers and you can't leave a message. It's just an outgoing message telling you to email them. You are stuck with email support, which is the least effective form of support. After a few emails to and from their representative, I was left with a clear and unsatisfactory explanation as to why rent takes 8 days to deposit into a landlord's account. They say it only takes 5 days, but that's only if the rent payment is timed perfectly; otherwise, it takes a lot longer. If you don't care when you get you money, it's an okay site.

Some tenants are hesitant to provide banking access info for financial reports. It would be helpful to let applicants know that landlord cannot see their banking access info in the cash flow reports, and applicant's banking account number and access passcode remains confidential.

As a “mom & pop” landlord and a DIY type, Leaserunner is a good value because the steps to fill a vacancy from taking applications, screening tenants, and signing a lease are online and streamlined. The screening and lease can be customized, and automatically organizes records for future reference. Leaserunner templates comply with the most recent ordinances enacted by Los Angeles City council and because they can be edited it makes it easy to create a lease that addresses specific situations.
