My AC stopped working on Saturday July…
My AC stopped working on Saturday July 5, 2025 at 18:40 EST. I tried to contact somebody since then besides creating the WO# B14256694 right away. The third-party company you (Invitations Homes) sent, Central Systems AC (tech-vendor: Kiernan C. M.) arrived Monday July 7 in the afternoon (12:30). The tech realized, there are several things to do, including changing the compressor of the outside unit, which is the main problem. CSAS was aware of the situation in the house since we have two old dogs and one of them in precarious health condition. I was not home at the time, but I also have health problems including hypertension and respiratory condition under the supervision of my health ENT doctor. Now, like 3 years ago, Invitations Homes was unable to resolve the problem properly. Three years ago, we end up without AC in the midst of the summer for a full week, thanks to the inefficiency of IH office. I don’t know who to contact in an emergency like this, because you practice NO-TELEPHONE, NO-EMERGENCY, NO DIRECT CONTACT. Everything you have is a LOOP of NO CONTACT in the time of need.
At 17:55 on Monday July 7, 2025 my house is still at 92degrees F. Kiernan from CSAC was kind enough to bring two small units of AC from a store, to palliate our suffering, but IH (I am a 11+ year old client) is still REVIEWING NEXT STEPS according to their text at 16:46 this Monday July 7, 2025.
Where are you supervisors, Property Managers (you change them very often- another dark practice? -)
Look, I pay my rent, I paid it for 11 years now. DO your job! I will have another miserable night with my family thanks to the inefficiency of the bureaucratic office you operate.

Be careful of putting in maintenance requests because they just charge you later down the road on your rent. Things they back charge you for are areas of maintenance that the management company should cover. If possible, DO NOT LEASE with invitation homes!!!!!

Invitation Homes are terrible
I'm having an extremely disappointing experience with Invitation Homes regarding my rental property in San Antonio, TX. From the start, the property was in a deplorable state—infested with spiders, bugs, roaches, ants, and even lizards, which clearly breaches the lease agreement and Texas law. Despite paying for pest control, the infestation persisted, indicating severe neglect and poor maintenance.
The garage was unsafe, filled with nails and screws, and the seal was poorly installed, allowing pests to enter easily. The home's entrances lacked proper seals, further exacerbating pest issues and compromising security. Inside, the problems only worsened: the ceiling fan was broken and hanging, walls were dirty and cracked, and the kitchen sink was leaking and poorly attached. The dishwasher was non-functional, leaking water, and infested with cockroaches—an unacceptable health hazard.
Worse still, the water heater repeatedly failed, with one incident causing an electrical outlet to burn out and produce smoke, creating a serious fire risk. The presence of active wasp nests inside and outside the home added to the danger, especially for my family members with allergies.
Invitation Homes’ failure to properly inspect and maintain the property before I moved in resulted in ongoing disruptions, financial hardship, and emotional distress. I was forced to miss work for repairs, and I was threatened with fees for absences, even when paying the rent it's a $56 fee. There is no other way to pay the rent so the junk fee will be ongoing. STAY AWAY!!! I have filed complaints with different federal agencies.

If I could, I would give them negative stars but this will have to do. I originally rented from Pathway Homes with an option to buy. Invitation was the agent, since then Invitation has made an investment in Pathway Homes, making them the majority shareholder and it has only gone downhill. Since I moved in I have filed 44 work orders for things to be fixed, these aren't frivolous, in the 36 months I have lived here my dishwasher has only worked a total of 5 months, my air conditioner wasn't working during the hottest months of the year last year, my RING doorbell did not work for 32 months, my irrigation system never worked. The list goes on, of the 44 work orders, only 41% were addressed and fixed without multiple arguments and long drawn out processes extending into weeks. Invitation Homes refuses to hire outside professionals. To put it into context, I pay $3,100 per month in the Dallas market, this is on the higher end of the rental market. Add to this, the junk fees they charge and refuse to address including trip fees and renters insurance despite having my renters insurance on file. I have already filed one BBB complaint which they refused to address, I am planning on filing another with the latest Dishwasher disaster this month. I have actually contacted their President and COO with no response. Invitation Homes cares about one thing and one thing only, getting you locked into one sided leases where you believe you are building the potential of a future, believe me you are not. They are the worst, run hard and run fast from them and their front Pathway Homes.
Invitation homes has replied with a mixture of outright lies, and misdirection. There have been a number of Work Orders submitted since the time in reference within their response which they do not address. In addition they do not address junk fees, trip fees, months without a working dishwasher. They state I chose to not test a dishwasher, this is an outright lie. Again, Invitation Homes did not fix the irrigation until their half fix flooded my yard this happened on 5/28. The most recent Dishwasher backflush 7/1 where their technician acknowledged he could not fix it. So all told, no Dishwasher the entire time I have lived here, no working irrigation system the entire time I lived here. I acknowledged in my original statement the doorbell was repaired finally after 32 months, so their statement was irrelevant. Again, the BBB was not responded to once I stated their offer to release me early and provide me my deposit was not sufficient.

Just the worst...
My God, Do not rent with them...
Unprofessional, difficult to deal with and unresponsive.
Move in dates that only give you two weeks to schedule moves but take days or even a week to complete the application process, leaving you with one week to schedule and move.
I asked a simple question to two different people, one who texted me and the one I was communicating with in emails, Leo and Mary, after being approved and paying the fees. "Can you please verify the pictures are current or facetime video us in a tour? We live out of state and are moving there so we can't go see it. Neither of them had the basic courtesy to answer.
Just nothing, no response.
Instead they let our application run out of time to pay the deposit which lost us our application fees.
Let's talk about fees. By the time we were ready to finalize the application, about $300/month were added onto the monthly rent for servies that are nonsensical and mandatory.
After the horrible impression we got from their service, we decided to not lease with them and found another place.
Reviews are terrible. Look at Yelp and Reddit.
Stay away from Invitation homes, they invite you but they sure aren't inviting.

He is never allowed to be sent to our home for repairs in the future. He didn't do what he was asked to do which was to set up keyless entry. Instead he walked around the house looking for things wrong. Mentioned the grass being high and it's cut EVERY 2 WEEKS. He walked around prior to explaining what he was doing. Total disrespect for a tenant. He is never allowed her again.

If I can give them zero stars I would.. Please do not rent from Invitation homes.. I rented a house in May.. The oven glass on the inside is shattered.. from a previous renter.. You would think they would’ve taken care of that for the new tenant but they didn’t.. I have been complaining about this issue since I moved in.. I cannot cook.. the refrigerator fails to keep my food cold.. I had to throw away all my groceries.. After I lost hundreds of dollars in groceries I called an appliance repair man.. He came over and looked at it and said it can’t be fixed I need a new one.. I let the company know and they want to send out another repair man.. I need a new refrigerator I have nothing to keep groceries in.. They want to waste my time and keep sending people over when they know I work out of state.. Still at this time the oven is not being addressed.. Invitation homes is the worst company to rent from.. They don’t want to fix their problems.. I’ll be getting an attorney and breaking my lease due to negligence and neglect of their properties.. I pay 2800.00 per month.. They should do the right thing and fix their problems..

Worst experience ever…
I moved into this house june 2024 and have been having trouble since day one they tried charging me last year for the issues in this house. And here we go again the optic system backed up and the pump went out and guess who they want to pay for the damages stating we flushed some wipes in the toilet and it damaged the pump. First off wipes are not used in my home. The repair comes our every time and take pictures I have yet to see these pictures of the wipes that was supposed to have caused this problem and the plumber never showed us these wipes. I was told to dispute it and I did and never heard back. It's a shame that a corporation such as this would try to make you pay to repair their house as if the rent they over charge is not enough. One more thing why you shouldn't rent from this company you will never talk to the property manager only at the beginning when they're trying to get you to rent from them once you sign all the paperwork that's the last you will hear from them. The only people you talk to is some overseas customer service rep and once your issue is escalated then you'll talk to their supervisor

HVAC Not Working in 90 Degree Weather
We moved into our Invitation Homes rental on April 10, 2025, and from the first day, it’s been a nightmare of false promises, safety issues, and systemic neglect.
When we toured the home, it appeared move-in ready. But within days, we realized that wasn’t the case. Here’s a summary of what we walked into:
• Broken HVAC system that has never worked properly — still unresolved
• Live wires in the attic, posing a serious safety hazard
• Pest infestation including mice, snakes, spiders, and roaches
• Leaking shower door (still not fixed)
• Damaged carpet (still not replaced)
• Flooring that had to be fully replaced
• Refrigerator that had to be replaced
These aren’t minor issues. These are habitable and safety concerns that should’ve been addressed before anyone moved in.
I had to fight tooth and nail to get even basic repairs completed — including escalating the issues to the Better Business Bureau and even news media just to get traction. Most of the concerns were eventually addressed, but only after extensive effort on my part. The HVAC system and carpet remain unresolved, months later.
As of June 2025, the HVAC is still a mess. There’s one unit with three thermostats, all wired improperly. The dampers don’t open to the right zones, and the vendor told Invitation Homes the entire system needs replacing. What did Invitation Homes do? They requested a vendor quote, and then closed the work order at 9:11 PM the same day — without any work being done. I have documentation proving this.
Their own lease says tenants are entitled to a working HVAC system — but apparently, enforcement only works in one direction.
I am tired. Tired of sweating in my own home. Tired of the runaround. Tired of a company that markets luxury living but delivers the bare minimum after endless pressure. Invitation Homes has burned me and my family for the last time.
I do not recommend renting from them under any circumstance. If you’re reading this because you’re considering one of their properties — run

6/26 I received an email this morning from their social@invitationhomes email box. They claim someone will contact me. Nothing today. I'm not holding my breath. If you are thinking of renting from them, don't!
June 25, Still haven’t heard from them. Come on Invitation Homes do better! Why can’t you follow through? Renters beware! You do not want to be in the same situation as so many. This company doesn’t seem to care about their tenants, the laws or quite frankly nothing but cheating people and their own money.
Well below is my original post and IH did send me a DM saying they are looking into my situation. Could this be real? Could they possibly do the right thing? We shall see.....I will continue to share updates.

Why doesn’t the Tampa office respond to security deposit disputes? I’ve been waiting over a month. First you sent the ledger to the incorrect address which is a violation of Florida Statute 83.49. I notified you of my change of address before I moved out but you still sent it to the wrong address. I moved out early because of code violations issued by Pinellas County Code Enforcement for a leaking roof. The roof leaked for almost a year. The walls and ceilings of the home were damaged, moldy and musty. IH spent months parading contractors in and out of the house just to deny the bids canceling work orders and deleting them. Finally the roof was replaced but it leaked more after the replacement because the contractor did a lousy job and didn’t replace the rotten wood. It was actually raining in the kitchen! The house was deemed to not meet minimum housing standards and IH failed to resolve the issues within the required timeframe after receiving written notice. Therefore, Florida statutes allow for the tenant to terminate the rental agreement without additional fees. Your office billed me for charges that need to be removed and I am owed my security deposit and rent abatement. Your office has ignored every communication sent. Please respond and do the right thing!

Rented from these fraudulent scam artists for 4…
Rented from these scam artists for 4 years. Never received any move in inspection, paperwork or a real walk through with a person from their company. Was told to take photos and to just hold onto them until we moved out. Well, we moved out recently and they are Nickle and dimming us for things that were from previous tenants. They are still charging us though. Red flags from day one with this company, but we were desperate to get a roof over our heads. House was built in 1984 and definitely shows it. This company has done little to bring it up to date. They had a move out inspector do a visual inspection with me and he said he saw nothing that we did, yet this fraudulent company is taking every possible penny out of our deposit for ridiculous accusations. Renting from them has been nothing but a disastrous nightmare of an experience so I’m here to hopefully save others from making the mistake we did by doing business with them. Invitation homes has just been slapped with a multimillion dollar lawsuit and lost. They’ve been taken off the BBB for fraudulent reasons among many other things. Please take my advice and don’t do any business with them, you’re going to regret it if you do.

Posting here because it’s the only way to get anything fixed from Invitation Homes.
We’re in our sixth year renting from Invitation Homes. Right now, it’s 93°F outside and 80°F inside, with TWO window units running on top of the central AC. (We had to purchase the 2 units or there's no telling how hot it would be inside). 3 bed, 2 bath, small house.
The AC has been a problem for over two years. Multiple vendors have come out and said the system needs to be replaced. They pass that on to Invitation Homes, and then… nothing. No updates, no repairs — just silence.
This has happened more times than we can count. Meanwhile, we’re paying $3,000 a month to live in a house in Tampa, FL with an AC unit that barely works. And now we’ve been notified that our rent is going up again.
WE NEED OUR AC FIXED! Please have someone follow up and actually fix the issue.

We have lived, for 8 yrs, in an Invitation Homes, home. Each time we have had to request maintenance, we either got one of their redneck engineers or we've had to contact the BBB to get anything that was really important taken care of. One instance from their redneck maintenance worker, he couldn't install the new dishwasher we needed yrs ago and just screwed the dishwasher into the counter, through the dishwasher! Causing it to leak all these yrs! Right now, it has been 48 hrs since my home has been without water due to a leak issue. There are so many issues with this home and all we ever get is a complete run around when we try to get it fixed. We have decided to move because of the lack of maintenance. I paid rent on time every month, never was late. Yet, I was met with this resistance just to get anything fixed. Ridiculous.
They also charged us for replacing carpet when the carpet, BY LAW, has to be changed every 6 years regardless of the current state of said carpet. They labeled it as lvp flooring upon billing us, which we never had lvp flooring while we lived there. So, we essentially paid for them to replace the carpet with lvp flooring. Do not rent from them unless you want to live in trash homes.

Very difficult Landlord to work with
I am a case worker for a non profit org that helps our neighbors in need. Invitation Homes is one of the worst landlords to deal with. There is no one to talk to verify renter information, they can only take a message and say someone will call you in a couple days. We do our best to help prevent evictions. We had a neighbor recently who owed $2,600. She had $2,100 and we had agreed to pay the remaining $500. We struggled to get in touch with Invitation Homes and finally just mailed our check with a cover letter and she gave them the $2,100. The checks were returned as they were not delivered at exactly the same time and an eviction was filed and the tenant charged another $250. What a shame.

The only reason I'm giving this company a one-star rating is because I can't go any lower. But to be clear—Invitation Homes doesn’t deserve a zero; it deserves a negative score.
I've lived in my rental property since 2018, and due to circumstances beyond my control, I had to keep renewing my lease. I can’t speak for all Invitation Homes locations, but the team in Florida has been absolutely horrendous.
Since 2018, I’ve had a toilet leak that they supposedly “fixed” multiple times. It kept leaking. Eventually, I just put a towel down and lived with it. The garbage disposal stopped working—so I stopped using it. The dishwasher also didn’t work—again, I stopped using it. These issues have persisted since 2018.
The refrigerator leaked for years. After numerous maintenance visits, they finally fixed it. I got so tired of dealing with this company that I began using my own money to repair appliances, just so I could live somewhat normally. But the problems never stopped.
The AC unit had a leak that caused water damage in the second bathroom. I called. I emailed. I asked for help—no one came. Not until the entire roof collapsed. That’s when they finally came to fix the AC. They left the bathroom full of dust, mold, and who knows what else, circulating through the home for weeks. Eventually, they returned to clean up, but then left the space open for another extended period before finally completing the repair.
The roof over the main bedroom also leaked. They left that issue unresolved for a long time. Then they claimed it was patched—only for it to leak again. That repair also took ages, all while I had to live with a leaking roof. Yet rent had to be paid on time. There was absolutely no care, urgency, or compassion from this horrific company.
With my latest lease renewal, I decided this would be my last year. I put in a work order to fix ongoing issues: the leaking toilet, a leaking kitchen sink (which also affected the non-working garbage disposal), and a cabinet door that had fallen off the hinges. I expected to be charged for the cabinet door—that was caused by my kids. But Invitation Homes went further. They charged me for the faucet leak and the garbage disposal—neither of which were my fault. They even added a fee claiming someone came to the property and no one was home.
That’s a lie. I work from home. I have a Ring doorbell and exterior cameras. No one came. Period.
Still, Invitation Homes added over $200 in fees to my rent. This isn’t the first time. In previous months, fees were added and I was told to reach out to Cynthia Anglade. I have email proof of multiple attempts—not one response. No acknowledgment. Just silence.
I know this is a long review, but I STRONGLY suggest staying far, far away from this company. Do yourself a favor and rent from someone else. Honestly, even a motel would treat you better than Invitation Homes.

This company is only after your money!
This company is only after your money. There are hidden fees on top of the rent that they charge you and they look for any reason to charge you money. They provide poor customer service for maintenance and their personnel make excuse after excuse to justify why they cannot fix the issue. It often takes three or four visits to fix the most common of maintenance issues. When we left the residence, we made sure to patch all the holes from tv mounts and pictures. They made us provide an invoice from a professional cleaning service and a carpet cleaning service to prove that the house had been cleaned and the carpets had been shampooed. We complied and they still came up with reasons to keep over half of our deposit. We were good tenants and they treated us as if we destroyed the place and left it full of trash. Horrible property management company and I intend to lodge a formal complaint with their company and the better business bureau.
Update: After posting this review and then posting my review on the Better Business Bureau website, I called and spoke to two representatives that promised to escalate my issue to the corporate level. While waiting on a response, I read multiple reviews. At the end of the reviews, I saw that there was a class action lawsuit against Invitation Homes resulting in $48 million dollars of damages paid to clients who have experienced similar issues as investigated by the Federal Trade Commission. I have also reached out to the FTC to inform them that the practices Invitation Homes promised to change are still being used to steal from their customers. Do not rent from this company unless you want to unknowingly agree to pay "junk" fees for things you cannot opt out of, lose your deposit, or otherwise deal with poor maintenance staff and unlimited excuses for why they continue to fail you. Invitation homes is a greedy company who cares only about finding ways to steal your money.
