Slow, inefficient, lack of communication, poor service

We went with Gilroy Steel as our property was on the market with Peter Ball & Co estate agents who seem to be affiliated with them. We had seen a property we liked, just before we had gone on the market with Peter Ball, and within a couple of days, we had paperwork posted from Gilroy Steel "For Proposed Purchase" and asking us to instruct them and send money. They followed up with a phone call and we said we weren't quite on the market, and therefore hadn't sold, so couldn't proceed. We had phone calls every couple of weeks asking us to give them money to start the searches and in the end, said we would contact them if/when we sold our house. 5 months later we sold, and we did instruct them. Initially, all seemed to be going well. Clare Page was our nominated solicitor, then she left suddenly through no fault of her own. Our case has been picked up by Sharon, and since then we've had nothing but trouble. Took absolutely ages for replies to enquiries to be sorted and to get information from them about exactly what the issues were. Now everyone in the chain has signed their contracts, and we are still waiting for ours to be sent out. We are never told when the solicitor is on holiday, and it seems that work is not picked up when the solicitor is off by another solicitor. We've been phoning daily for the last week. Last Friday we were told we would get the "report" on the Monday and contracts on Tuesday as we were hoping to exchange tomorrow. Didn't get anything. We have phoned on a daily basis; we are never put through to Sharon; an administrator answers the phone and has a look at the case, and just says they will "pass the message on". Yesterday we were told Sharon was holed up in a room sorting out our contracts and they should be with us last night by email. Still nothing. Phoned today, still nothing. Two lots of estate agents are phoning them daily, still nothing. Absolutely fed up with this firm. Would not recommend.

Awful Firm (Brackley)

Pointless to go into full detail as nothing will change from it, but Gilroy Steel should know they are slow, incompetent, and un-trustworthy. It's completely in my belief, this solicitor has just cost us our dream.

From communications we saw from our solicitor along the way, the person acting for my buyers (You know who you are) was at times clueless, confused and made matters sound 100% worse than they actually were. The 'Issue' was known to my buyers from the get go and I strongly believe that this solicitor was over-zealous and over-exaggerated the point to my buyer. I do also believe she wanted to 'get one over' on my solicitor, as she believed the 'issue' wasn't properly investigated when I purchased the property, which is completely false. The lack of common sense or trying to come to a mutual agreement was just aired.

I strongly advise people to avoid using this solicitor.

They claimed we tried to sell property 'We did not own'. This is false. This was known to their client from day one and was even in the property advert. It's clear from all documentation provided to Gilroy, this was never included in the sale, as we never claimed we owned it! If they did their research and weren't confused and clumsy, they'd have known too!! You're an embarrassment of a firm. Best of luck with disappointing people in the future.

Horrendous

As a seasoned professional, I’ve never felt compelled to write a review until my disastrous experience with Gilroy Steel. Having worked with law firms globally for years, I have never encountered such rigid thinking, poor communication, and lack of common sense. I initially chose a smaller firm with good intentions, but I deeply regret it, as their handling was the sole reason our transaction collapsed. Their outdated practices, lack of prioritisation, delayed feedback, and inefficiency made the process unbearable.

Bad Lease extension conveyance

After 15 months l am still being held ransom to complete my Lease extension with Amber Leggett
l am so distressed about this situation after paying upfront £4000
No resolve l will have to get further advice from Law society

Ten stars!!!

Our experience with this organisation has been exceptional.
I dont remember who I spoke to first but she was very lovely and extremely competent and helpful.
The second Day we were able to have a conversation with a Melanie knight.
Melanie was fantastic.
Our fears were put to rest immediately and Melanies way with my 91 year old father inlaw was lovely to hear.
I cant recommend this organisation any more.
Ten stars.

Shocking firm to deal with from start…

Shocking firm to deal with from start to finish. They provide you with a quote, they then change offices midstream and then add another £200 on it. They don't appear to have any qualified solicitors at their Brackley office. Instead, I had to deal with a young girl who had no manners or empathy and just acted like a petulant child.

Gilroy Steel Solicitors (Melanie Knight) did a great professional job dealing with my consent order from start to finish. They managed the whole process and admin so I didn't need to worry. I would certainly recommend.

I was going through a vicious divorce…

I was going through a vicious divorce with a narcissistic soon to be ex wife, we have 2 children together and she was out to destroy me. I didn't know what to do, so made an appointment to see Melanie Knight. I explained my situation to Melanie & straight away she put me at ease & we discussed what needed to be done. My divorce has now been finalised, my daughters live with me in the family home. A really good consent order was drawn up by Melanie & signed off by the court. It has been a long journey but the girls & I are in a much better position now & rebuilding our lives. I highly recommend Melanie Knight for any Matrimonial issues.

De Bonis Non

When complications arose with Land Registry when selling a property, Melanie Knight, Solicitor at Gilroy Steel undertook the task of De Bonis Non. There was a long delay in receiving the Grant of Probate but this was entirely due to the very poor service from both Newcastle and Cardiff Probate Registry. Melanie regularly chased them up until eventually it came through. Claire Page is now finalising the case.

Very dissatisfied to have these…

We were unfortunate to have these solicitors not picked by us but equity release, it was a shambles the woman that came was obnoxious and confrontational, she asked us for proof of identity she would not accept anything printed off our phones we showed her several other papers with our identity on ,in the end she decided to leave asking us to obtain more ,then whilst she was going through the door she said we would after pay two fees avoid these people at all costs.. There are other pages with more bad complaints than on here..

I completely recognise the comments…

I completely recognise the comments made below. I've complained about their errors & poor service & was told they would get back to me in 21 days. That was November - I'm not waiting any longer and I'm now taking up the matter with: Legal Ombudsman, Solicitors Regulation Authority & also Data Protection (this relates to them sending me another client's completion statement.)

Atrocious. Use at your own peril.

I didn't have the misfortune of dealing with Gilroy Steel directly, but they acted for the buyers of our flat in our recent sale.

I can honestly say that they were one of the worst companies in terms of quality of work and customer service. When it is possible to get in touch with them (not often), there were a multitude of errors made.

David single-handedly caused exchange to be delayed on a number of occasions and, when it came to completing, took far too long to transfer the money to our solicitors, including getting the amount wrong.

Use a proper solicitors, or get ready for a world of pain and stress.

A disgrace - avoid at all costs

Having used a number of conveyancing solicitors over the years Gilroy Steel set a new low - the absolute pits.....
Messed up paperwork - demanded paperwork (original copies) which I had already sent by registered post then requested it again.
On the rare occasion (only twice) that I have ever managed to speak with them they provided inaccurate and wrong information and advice delaying the process by weeks.
They NEVER return a call and are NEVER available to speak to. You can call every day and will be given an assurance that they will call you back. Nobody ever does - this will go on for weeks
They will not respond to e-mails - including those with attached documents required by the lender to progress completion. I have a number of e-mails sent from September 7th to date - none of which have ever been responded to.
They will not acknowledge complaints and this includes requests for their official Complaints Handling Policy and Procedure.
Your Case Handler is unlikely to be a qualified Solicitor or Conveyancing Lawyer - I have repeatedly asked for the qualifications of the Case Handlers, as they are not registered on the regulatory body website - so outside of Kelly Steel (who never responds to anything) I have little confidence in who else is professionally qualified and working on equity release (nothing about the team or their qualifications on the website) and my experience to date raises concerns.
My mortgage broker Fluent Lifetime have also requested information and status updates and are also ignored. Currently - despite sending in documents weeks ago we have zero idea of the status of the case or when it will complete. Every assurance of emails and call backs are untrue - they never happen. This continues week after week after week. I am now very stressed and honestly despairing.
Their lack of professionalism and incompetence is truly breath taking.
