Sometime I feel you can sum up your feeling in a short, sharp phrase. This is one of those times: clucking clowns. Capital Living and their merry bunch of capital clowns, or should I say thieves, have robbed me blind. The b*stards.
I decided that after a long, hard 2 years of having to auction of my organs to afford the rent, I was off to find myself in Thailand. I gave the clown brigade two months' notice of my departure, only for them to take that entire time to not find a new tenant, despite wannabe renters queueing three times round the block. The moral of this story: If you decide you want to go travelling and find yourself, hope you don't find yourself living in a Capital Living house. 2 stars.

Do not use Capital Living. By far the worst letting agent I have ever used. I lived in two properties managed by Capital Living across 1 year. When I first approached Capital Living their response to my questions was slow and it seemed they did not listen to me initial requirements. The first house was nice but all the furniture and house amenities were dated or of poor quality. It took them a month and a half to fix a leaking tap and they refused to fix the oven extractor fan. In June 2022, the landlord had sold the house, capital living did not inform of this. When I phoned them up they said I have to move out in less than two weeks (my contract was until November 2022). Following this I moved into another property managed by Capital Living. It took 2 months to receive my deposit. The issues were mostly the same as the previous house. Further to this the property did not meet the requirements set out in the HMO licence. However, Capital Living did nothing to resolve these issues until the council came and inspected the property again. They were given 28 days to resolve the issues (fire doors, plug sockets, rodents etc) and commenced the work a week before the deadline. During this time, contractors were in the house constantly, leaving doors and windows open and entering all of our rooms. When I was sent an email with regard to renewing my contract they only offered a minimum 12 month contract and wanted to charge £1200 a month for a small room in a house with a lot of problems including an oven which did not work. Overall, my experience was dreadful and everyone I have spoken to has had a similar experience to me. I would not recommend this agent.

I am a landlord and have had a huge problem with CL doing works on my property without my consent. For example, they removed the valuable stained glass in the front door without permission and now are dragging their feet about replacing it despite admitting an error. They also sent someone to block up the chimney ( again with out permission), who ended up cracking the marble setting, I wish I had not rented to them!

Behind their "posh" appearance and objectively nicely refurbished houses, you get the worst kind of service imaginable.
Their response to repairs is the slowest I have ever come across or heard of, even up to a year on certain occasions. Sometimes they even cross out items for repair from their list and notify you these are sorted but they haven't even sent over a repairman to at least take a look! The house itself despite being nice had lots of, thankfully small, issues which were mostly due to the cheapest possible materials used when it was refurbished.
All CL cares about is being paid at the end of the month. I moved out after 5 years (it took so long because the house itself was nice-despite its bits and pieces of problems- and its location was very suitable for work commute) it has already been 2 weeks after my contract ended and I still haven't seen my deposit back despite me being always prompt with my monthly rent payments. When I was first due for renewal 4 years ago, they started advertising my room before I could confirm I want to renew only because I asked for a couple of days to sort out an emergency.
With the bright exception of a couple of people working there who genuinely do their best, all the rest are being paid to just sit back all day. I obviously wouldn't recommend CL to anyone.

Ultimately, this is not a professional living company.
You're treated like a group of naughty students. There is no 'members' gatherings or services. There is no inventory done before you move in and when things break (which they often do due to the poor quality repairs) you'll get the blame and threatened with a charge.
Expect to be treated like a student. Expect to have random people walking into the house with keys because 'legally they can go into communal areas without notice' expect poor repairs and constant threats over deductions to your deposit because of the poor repairs in the past.
If you want a room in a house.. its fine. If you want the Capital Living promise, then don't bother.

I moved into the property towards the end of summer 2020, everything was going well... until... we were left for 2 weeks with no hot water & heating when it was 0 degrees outside. The agent were not quick to respond, did not treat the issue as if it was serious, offering no alternative accom/heaters
We have had issues with the electrics tripping in the house intermittently over the year due to the poorly patched electrical wiring which has meant that power to the boiler was lost so hot water was not available.
We have recently been left with no hot water again for almost 2 weeks in October 2021, and were not offered alternative accom/heaters. The agent even suggested they had not breached their obligations as I had access to a kettle and would have to use that for 2 weeks.
The agent is terrible, slow to respond, and do not care about the issues you have.
Oh... and we still have mould growing that they don't seem to care about as well!!!

Sharon Mendoza of RGC Investments Ltd ( apart of Capital Shared Living ) is a very unprofessional agent from my experience with her. Twice I had booked to view a room and twice she changed the the viewing date allowing others to take the room before
myself. A very unprofessional agent and one whom i
would not rent from in future. 1/10 for service. Shameful and appalling behaviour from an agent.

I lived with Capital Living for two and a half years. They are the worst Landlord I have ever had the displeasure of renting from.
Their claim to be a 'community' is completely false. In the 2.5 years I rented a room from them there was one member event. They also rented rooms to people clearly not suited to shared living. I once walked into an 'adult' photoshoot happening in our kitchen. So clearly, not so much a community renting to responsible professionals, but a standard greedy lettings agency renting to whoever will pay.
At the end of your tenancy they will attempt to deduct very unfair charges from your deposit and ignore your calls and emails when you attempt to sort it out. They will attempt to claim for 'unpaid invoices' which were not submitted at the time of works. Another way they attempt to make money from you once your tenancy is up.
I work for a landlord so know what makes a good service, and Capital Living is certainly not good. Do not rent from this company.

Extremely poor in sorting out any problems in the house, I have been told they didn't care about the issues I had. They sell you a dream before you move in and then as soon as you've signed the contract, they will no longer give you the time of day. Do not rent out ANY capital living properties. On google reviews they have nearly 5 stars as they gave new tenants £50 per review or a £50 discount off the first month's rent to give a 5 star review...
